Century 21 Agents Raise Over $440,000 for Easter Seals

It was recently announced that Century 21 real estate agents and their brokerages raised over $440,000 on behalf of the Easter Seals and their great cause. Ranking in the top 21 North American fundraisers were 7 century 21 brokerages. This is truly a great honor and a great reflection of the giving nature of Century 21.

Century 21 is fully dedicated to support Easter Seals and their cause to help Canadians with disabilities. Calgary Real Estate Market is on the Verge of Breaking Historic Records

With only a few days left in May it appears that the Calgary real estate market is on the verge of breaking a few monumental records.

According to CREB as of today May 30, 2013, the average sale price of a Calgary home is $532,071.  The current record for average sales price for Calgary homes was set in March of this year with a sales price of $518,064. Unless something drastically changes, it is likely that May housing prices will hold strong and break this record.

Another impressive record that we will likely see broken is the number of luxury home sales in Calgary. To qualify to be considered a luxury home the property must sell for $1 Million plus. The record is currently 80 luxury home sales which was set in May 2012. As of today, May 30th 2013, there has been 71 luxury home sales with over 15 sales pending. If these deals finalize this will be a very memorable month for the Calgary Real Estate Market.

Calgary Homes Are Selling Faster and For More

Homes in Calgary are continuing to sell at a pace we haven’t experienced in some time.

We are continuing to see the days a Calgary home is on market go down. Simultaneously, the supply of Calgary homes is continuing to decrease. For those who have some knowledge about economics, this is the classic supply and demand principal being put in to action. As the supply of Calgary homes for sale continues to decrease it is going to put upwards pressure on Calgary home prices and reduce the number of day a Calgary home is on market. Prices are nearing record levels and homes are selling quicker than many of us have seen in years.

Here are a few statistics for the Calgary Real Estate Market up to this point in 2013

  • Total home sales have increased 3.89% from 2012
  • New listings have decreased 1.78%
  • Active listings are down 19.30%
  • Average sales price of homes is up 6.60% to $454, 116
  • Days on market have decreased 18.18% to 36 days

What does this mean for the prospective Calgary home buyer or seller?

If these trends continue to follow this pattern, which all signs point towards, then it is a great time to think about selling your home if you want to try to maximize the value. On the other hand, this shouldn’t scare away buyers. Calgary still ranks as one of the top residential housing markets in Canada in terms of housing affordability. There’s no reason to think that prices will stop growing so there is no better time than the present to buy the Calgary home of your dreams before prices continue to rapidly rise.

Calgary is One of the Most Affordable Real Estate Markets in Canada

According to a new report released today from RBC Economics Research, Calgary continues to be one of the most affordable housing markets in Canada. Looking at their affordability measures, Calgary compares well against both the historic and national pricing averages. The average re-sale home price has slowly increased since the start of 2013 with much of this increase due to the success of the Luxury Homes Market in Calgary. However, despite the sales price increase, Calgary buyers are continuing to benefit from Alberta economy trends such as a strong economy, rapid population growth and the increased desirability of Calgary.

According to the Calgary Real Estate Board, thus far in 2013 there has been 9,170 MLS sales in Calgary, which is up over 3.5 % from last year. The average price of a home for sale in Calgary is $453,654.  The higher home prices didn’t hurt the overall Alberta housing market as the strong household income helped off-set these elevated prices.
