Calgary Real Estate Market is on the Verge of Breaking Historic Records

Thursday, May 30th, 2013

With only a few days left in May it appears that the Calgary real estate market is on the verge of breaking a few monumental records.

According to CREB as of today May 30, 2013, the average sale price of a Calgary home is $532,071.  The current record for average sales price for Calgary homes was set in March of this year with a sales price of $518,064. Unless something drastically changes, it is likely that May housing prices will hold strong and break this record.

Another impressive record that we will likely see broken is the number of luxury home sales in Calgary. To qualify to be considered a luxury home the property must sell for $1 Million plus. The record is currently 80 luxury home sales which was set in May 2012. As of today, May 30th 2013, there has been 71 luxury home sales with over 15 sales pending. If these deals finalize this will be a very memorable month for the Calgary Real Estate Market.

If you are interested in more information on the Calgary real estate market, or if you are looking to buy or a sell a property in Calgary please Contact Us today, Century 21 Bamber’s top team would love to help you.

Calgary Homes Are Selling Faster and For More

Tuesday, May 28th, 2013

Source: http://www.cbc.ca/gfx/images/news/topstories/2013/04/22/hi-outside-front-8col.jpg

Homes in Calgary are continuing to sell at a pace we haven’t experienced in some time.

We are continuing to see the days a Calgary home is on market go down. Simultaneously, the supply of Calgary homes is continuing to decrease. For those who have some knowledge about economics, this is the classic supply and demand principal being put in to action. As the supply of Calgary homes for sale continues to decrease it is going to put upwards pressure on Calgary home prices and reduce the number of day a Calgary home is on market. Prices are nearing record levels and homes are selling quicker than many of us have seen in years.

Here are a few statistics for the Calgary Real Estate Market up to this point in 2013

  • Total home sales have increased 3.89% from 2012
  • New listings have decreased 1.78%
  • Active listings are down 19.30%
  • Average sales price of homes is up 6.60% to $454, 116
  • Days on market have decreased 18.18% to 36 days

What does this mean for the prospective Calgary home buyer or seller?

If these trends continue to follow this pattern, which all signs point towards, then it is a great time to think about selling your home if you want to try to maximize the value. On the other hand, this shouldn’t scare away buyers. Calgary still ranks as one of the top residential housing markets in Canada in terms of housing affordability. There’s no reason to think that prices will stop growing so there is no better time than the present to buy the Calgary home of your dreams before prices continue to rapidly rise.

If you are interested in looking for a Calgary property to buy, or looking to sell your Calgary home, please Contact Us. We would love to answer any questions you might have regarding the Calgary real estate market, the value of your home, what kind of Calgary property you are looking for…Anything we can help you with!

Calgary is One of the Most Affordable Real Estate Markets in Canada

Thursday, May 23rd, 2013

According to a new report released today from RBC Economics Research, Calgary continues to be one of the most affordable housing markets in Canada. Looking at their affordability measures, Calgary compares well against both the historic and national pricing averages. The average re-sale home price has slowly increased since the start of 2013 with much of this increase due to the success of the Luxury Homes Market in Calgary. However, despite the sales price increase, Calgary buyers are continuing to benefit from Alberta economy trends such as a strong economy, rapid population growth and the increased desirability of Calgary.

According to the Calgary Real Estate Board, thus far in 2013 there has been 9,170 MLS sales in Calgary, which is up over 3.5 % from last year. The average price of a home for sale in Calgary is $453,654.  The higher home prices didn’t hurt the overall Alberta housing market as the strong household income helped off-set these elevated prices.

Calgary, Voted The World’s Cleanest City

Tuesday, May 21st, 2013

Calgary has experienced a great year for global achievements; being considered one of the worlds best places to live, one of the best cities to raise a family in and Canada’s top producing real estate market both residential and commercial. Adding to the list of recent accolades, Calgary has just been voted the world’s cleanest city!

Some of the factors that led to Calgary being named the world’s cleanest city are water drinkability, waste removal, air pollution, traffic control and sewage system quality. Being “Green” might not be one of the first words you think of when you are talking about a city that is one of the hubs for Canada’s oil and gas industry. However, the city has made great improvements over the last few years in terms of sanitation, eco-initiatives, and overall environmental friendly solutions.

Ranking behind Calgary on the list for the worlds cleanest cities are:

  1. Calgary, Alberta
  2. Adelaide, Australia
  3. Honolulu, Hawaii
  4. Minneapolis, USA
  5. Kobe, Japan
  6. Copenhagen, Denmark
  7. Wellington, New Zealand
  8. Helsinki, Finland
  9. Oslo, Norway
  10. Freiburg, Germany

Here are two of the bigger environmental initiatives that have occurred in Calgary:

Too Good Too Waste Plan

This initiative is focused on reducing waste and properly managing waste in Alberta. For more information visit Too Good Too Waste Plan

Green Calgary

The Green Calgary initiative is a non-profit urban environmental organization that’s mandate is to educate and encourage Calgarians to use environmental products and services to create healthier homes and communities. For more information visit Green Calgary

The Importance of a Garage in Adding Value to Your Home

Thursday, May 16th, 2013

Nowadays most homeowners see having a garage as an absolute necessity. For some it’s actually used as they are intended – for parking your vehicles, others turn it in to a make shift storage room and there’s some guys who turn it in to a work shop, or better yet a “man cave”. What many people don’t realize is how much not having a garage can effect the value of your home. Having a standard garage is one of the best returns on investment you can make on your home.

Here are 2 main reasons why you should consider having a garage if you currently do not have one.

Potential Return on Investment

If you are just concerned about parking your car, having a parking spot will be sufficient for having somewhere to leave your car. But if at some point in your future you are considering selling your home and hoping for a return on your home, a garage is a near must. Living in a suburban location it is almost a given that you should have a garage. There are many prospective buyers that won’t even consider your home if it does not have an attached or detached garage. The days of a garage being considered an additional feature are long gone. For many buyers it is a required feature. The silver living for anyone who doesn’t have a garage is that in terms of return on investment it is a fairly inexpensive renovation. The standard cost to build a basic garage in Calgary can cost you somewhere in the range of $10,000 – $15,000 depending on if you do some of the work yourself or contract the entire project out. Adding a garage to your home can typically increase your property value by double of that, depending on the type and condition of the garage.

Location

Whether you live in a urban location or not, having a garage will always be an addition that can earn you money. In locations like inner-city Calgary where parking is a premium, having a garage can make you even bigger profits. It gives the prospective buyers a covered parking spot, an opportunity for extra storage space, and for those interested even a workshop. Even if you are looking to rent your property, this will increase the demand of your home and increase the amount you can expect to charge.

To summarize, having  a garage will always increase the value of your home. Even if you aren’t currently looking to sell, it’s a great investment for the future.
